The Problem

We went out for a free assessment to a Seattle home. We discovered settlement in the garage and in the corner of the west side of the home. The settlement was significant enough that we recommended and the homeowner desired we lift it as much as the house would allow. 

The Solution

We worked closely with a geo tech and structural engineer to determine the proper repair and placement of the piles needed for the lift. 

After a plan was established by the engineer and geotech it was sumitted for permitting. You cannot do any foundation work without a proper permit. We helped our client navigate this process, to make sure everything was in line before work began.

After a plan was developed and permitting was good to go, we removed the concrete floor in the garage and began driving 23 helical two and seven eights inch diamater with eight and ten inch helical piles into the ground. The home was lifted to maximum practical recovery and stabalized so no further movement would occur. 

We also performed repair to the main floor floor joists and removed existing flooring to replace with new hardwoods. 

Homeowners driveway was in disrepair because of the age of the origional concrete and its inadequate thickness. We removed it and the sidewalk in front of it. We installed a two foot by two foot grid of one half inch diamater rebar in the driveway and repoured with new six inch thick concrete and repoured a new sidewalk to meet the department of transportation city code. 

The Results

The home was fully stabilized over a period of four months. As a part of any job, we guarantee our work. It means you as the home owner, if there are any issues, we fix it. And, you can sell your home, and we guarantee it for the next homeowners life as well.
